If we feel they are the right fit for you, we process full referencing and ensure we meet them face-to-face for an in-depth screening before any tenancies are put forward to you.

· Bradshaws partner with the Deposit Protection Service (DPS), a government body which ensures the most robust deposit resolution service is offered to landlords and tenants. As standard a deposit is held for all tenancies totalling 5 weeks rent.

· We embrace technology. Bradshaws work with industry leading tech providers to enhance our service and ensure a seamless customer experience for landlords and tenants.

· Bradshaws will ensure your property receives regular condition visits. We take detailed notes and photographs to ensure you are kept up to date with any required maintenance as well as an overview of the general condition of the property and how the tenants are looking after it.

· We have robust procedures in place to ensure digital photographic inventories take place before all tenancies begin, as well as digital condition visits and check out reports.

· We provide a full-suite of property maintenance. We work with competitive, trusted and high quality contractors providing everything from hedge trimming to full renovation works.

· We work with the industries best insurance providers to ensure you have access to the best products available.

· Rent reform is coming and the legislative landscape is moving. It is important our landlords are kept up to date with how these changes impact them. We are already working with our landlords to ensure the EPC changes are in motion now, ready for 2028 and potentially beyond. We are experts in our field and are utilising government funded initiatives with little to no cost to our landlords involved.

A package to suit you

Bradshaws offer a four tier package to suit you and your lettings requirements.

  1. A fully managed service. This is our most popular package, we all have busy lives and property management can be stressful and time consuming. Bradshaws will ensure everything is taken care of from sourcing high calibre tenants to in-depth property maintenance and legal compliance. We ensure your investment is protected, your tenants are happy and your property is compliant.  

  2. A rent collect service. A great package for landlords who like to manage their own property maintenance and compliance but do not want the hassle of collecting or chasing rent payments. We ensure your rent is paid on time each month and provide you with automated statements for your tax returns.

  3. Tenant find service. A package for the hands on landlord. We work closely with you to understand your requirements and market your property to ensure we source and place the best quality tenants.

  4. Adhoc consultation and support. A package suited to landlords who manage their own properties but require bespoke advice or guidance for specific areas. This may include support in vacating tenants, dispute resolution services, negotiation of rents, inventories, mid-term inspections or check out reports. Give us a call and we are happy to help.
